Private real estate loans can sometimes close faster because their underwriting process focuses more heavily on the property and investment strategy. Conventional mortgage lending often requires extensive verification of income, employment, debt obligations, and financial history. Each of these steps can add time to the approval and closing process.

Asset-based lending reduces the amount of personal financial information that may need to be reviewed when the loan is primarily evaluated through the property. Instead, the lender can focus on factors such as property value, loan-to-value or loan-to-cost ratios, project economics, and the proposed exit strategy.

This difference can be particularly relevant for investors purchasing properties under time constraints. Hard money lenders for real estate are often used for transactions where waiting for a conventional mortgage could affect the opportunity. However, faster processing does not mean the property receives no underwriting. The lender still needs to determine whether the asset and investment strategy provide sufficient support for the proposed financing.
