Private lenders evaluate the economics of a real estate transaction to determine whether the property and proposed strategy support the requested financing. The analysis starts with the asset itself. Current value, projected value, income potential, and the amount of financing being requested can all influence the decision.

The lender then considers the investment strategy. A fix-and-flip project requires an understanding of acquisition costs, renovation expenses, and expected after-repair value. A rental investment requires analysis of rental income and debt obligations. A multifamily property requires a broader examination of rental revenue, operating expenses, Net Operating Income, occupancy, and asset value.

The repayment plan is another important part of the analysis. Private lenders for real estate investors may want to understand whether the loan will be repaid through a sale, refinance, or another source. Looking at the complete transaction rather than only the borrower’s personal financial profile is what distinguishes asset-based underwriting from many traditional lending models.
